1. About ProperDocs
ProperDocs ("we", "us", "our") is an online service that uses artificial intelligence to draft Assured Shorthold Tenancy (AST) agreements for private landlords in England and Wales. We are not a law firm and we do not provide legal advice.
2. Acceptance of terms
By accessing or using ProperDocs you agree to be bound by these Terms & Conditions. If you do not agree, please do not use the service.
3. The service
ProperDocs generates tenancy agreement documents based on the information you provide. Documents are drafted with reference to the Housing Act 1988 (as amended) and related legislation, but they are produced by an AI language model and may contain errors or omissions.
Every document generated by ProperDocs is AI-generated and must be reviewed by a qualified solicitor before you rely on it or ask anyone to sign it.
4. Acceptable use
- The service is intended for private residential landlords in England and Wales only.
- You must be at least 18 years old to use ProperDocs.
- You must not use the service for commercial or non-residential lettings without obtaining independent legal advice.
- You must not submit false, misleading, or unlawful information when generating a document.
- You must not attempt to reverse-engineer, scrape, or misuse the service.
5. Fees and payment
Each generated tenancy agreement is charged at £2.99 (inclusive of VAT where applicable). Payment is processed securely via Stripe. We do not store your card details. All sales are final; refunds will only be considered where the service has materially failed to deliver a document.
6. Intellectual property
The software, branding, and website content of ProperDocs are our property or that of our licensors. The content of the tenancy agreement generated for you belongs to you — you may use, print, and share it freely for the purposes of your tenancy.
7. Limitation of liability
To the fullest extent permitted by law, ProperDocs shall not be liable for any loss or damage arising from your use of a generated document, including but not limited to financial loss, legal disputes with tenants, or regulatory penalties. Our total liability to you for any claim shall not exceed the amount you paid for the document in question.
8. Availability
We aim to keep ProperDocs available at all times but do not guarantee uninterrupted service. We reserve the right to modify or discontinue the service with reasonable notice.
9. Changes to these terms
We may update these Terms & Conditions from time to time. Continued use of the service after changes are posted constitutes acceptance of the revised terms. The "last updated" date at the top of this page will always reflect the most recent revision.
10. Governing law
These terms are governed by the laws of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.
